3 things I won’t do as your Vienna, VA real estate agent ⬇️

01. Sugarcoat information. I won’t tell you whatever is easiest or most convenient. Instead, I’ll discuss with you what’s actually happening and what I think is in your best interest. For sellers, I won’t inflate your home’s value to get your listing. I’ll always give you an honest, data-driven pricing opinion—even when other agents may “promise” you more. In the end, accurate pricing protects your bottom line and ensures a stronger sale.

02. Push you toward a home or neighborhood that doesn’t fit your lifestyle, commute, or budget. My role isn’t to “make a sale” or only do business in a certain area. My role is to help you find a sound and lasting investment while also ensuring YOUR happiness at home.

Yesterday, Jeff and I said goodbye to our dear Barkley. It is one of the hardest things we’ve ever had to do, but our boy deserved to find peace again.

On January 20, 2017, we brought Barkley into our lives. We were so excited to bring him home that it felt almost magical. However, the timing was also chaotic because Jeff and I had our first European trip planned five days later. That trip had been on the books for months… long before we came across “the one with the spotted ear.” Sometimes you just have to trust that things will work out, even when the timing feels impossible.

We go on our trip and were sitting in a pub in London, sharing a Guinness. I remember it so vividly. I looked at Jeff and said, “I want to go home. To Barkley.”
As in: I wanted to end our amazing vacation early to go back to a puppy we had known for less than 2 weeks. Barkley had been in our lives for only a handful of days, and I was already completely in love. Jeff knew it - and perhaps felt it too. So we moved up our return flights and returned home, early, to our puppy.

I share this story because as I reflect back on this chapter, the wild thing is that we thought we loved Barkley more than the world then… Fast forward 9 years, and you quickly realize that phase of love was only the beginning.

When you care for an animal so deeply and for so long, you gather invaluable lessons and a heart full of memories. There’s something about building a little family, even one that starts with four paws, that changes you. Without a doubt, the thing we’re most grateful for is the pure, unimaginable joy he brought into our everyday life. Most people never know such love and affection in their entire lifetime. Jeff and I feel so blessed.

Barkley, we can only hope we gave back a little bit of what you have given us ♡♥︎ You will be in our hearts forever.

Smart things my builder @yesterdays_carpentry + designer @kbjinteriors did (without me even asking) — and why they made such a difference 👇🏼

🎥 Recorded Loom videos to review design details — allowing my husband and me to watch on our own schedules and stay aligned without endless group texts.
(Tip: If your project involves multiple decision-makers, asynchronous video updates are a game-changer.)

🎨 Sent me my own set of samples — cabinetry finishes, tile, paint, etc. Having them on hand made it easier to visualize selections in different lighting and spaces.

🏗️ Created a faux template for our arched openings using leftover material so we could see the proportions before cutting into drywall.
(This saved us from making a permanent change we might have second-guessed later.)

💡 Printed and cut sconce templates to test exact placement on the wall with the electrician before install.
(Highly recommend this for landing that perfect lighting placement.)

🪚 Mocked up different trim styles for our wall moulding. Seeing them in person made the final call easy and cohesive.

When you remodel — not rebuild — it’s all about making the most of what you’ve got. Our kitchen is narrow, and a big fireplace kept us from adding an island. But thanks to @kbjinteriors, we reimagined the space to improve the design and function, including these three key things:

2️⃣ A spot to gather (we’ve missed this!).
3️⃣ A single, large farmhouse sink — not shown here but follow along for it ⭐️

We’re updating this 1960s colonial but keeping the original charm for that lived-in feel. Can’t wait to share the progress, decisions, and lessons along the way.

We’re gearing up for a bigger renovation, and it has me reflecting on the progress we’ve made in our 1960s colonial in Vienna, Virginia.

One of our very first projects was the upstairs hall bath—original to the house and in the roughest shape (swipe for the before!).

Some laughed when we tackled the guest bath before our own primary (don’t worry, that’s next!), but I’m so glad we did. Hosting overnight guests was a priority, and this space taught us so much about the renovation process.

Lesson #1: Don’t let excitement for the finish line overshadow prep.

We did this project more or less on our own and rushed a few steps. We made a few game-time calls on materials and some design details, when a thorough checklist and review would’ve saved us stress. In hindsight, we could’ve slowed down, but the project still moved us forward—and gave us lessons we carry into every remodel today.

For the record, we still loveee how our hall bath turned out, but you know I’m going to keep it real and try to help you have an even better remodel experience.

True story: I told a potential client I didn’t think he should buy.

It’s not that I didn’t think he should buy altogether. It’s that after I learned his goals, I didn’t think buying proprty in Northern Virginia would achieve them.

You see, a while back, a man from California called me and said he wanted to buy a property for his daughter to live in while she was attending college in the area. I get these calls fairly frequently, and I asked him to tell me more about what he was looking for.

We talked about where his daughter needed to live to be near her school. We also talked about budget and available financing options. And then he told he read about the significant appreciation our area’s real estate market was experiencing, and he wanted to inveset in an assest with assurable and fast growth.

But as the local expert, I knew that the product that matched what his daughter needed while in 4 years of school was not the same product with that fast growth he was after.

I performed market research for him to show the history of pricing and days on market. I also shared with him my experience owning similar property but that my scenario differed from his because he only wanted to own for a few years and then get out.

Ultimately, I said to him “Sir, I can absolutely help you buy a condo, but I honestly don’t think it’s going to achieve anything you just told me you want to see happen.”

And he couldn’t have been more thankful for my honesty. This is what real real estate advisors do. They advise, not sell.
